The Tour of Remodeled Homes August 10-11, 2024!

August, when well-tended lawns and gardens are lush and green and flower-filled, is the perfect time of year for the annual Tour of Remodeled Homes here in Louisville. From noon to 6pm August 10 and 11, 2024, guests will be able to visit– and vote on– nine homes recently renovated by seven local companies, including Bailey Design + Build.

When you come out to the Tour, start at any home and visit them in any order at your leisure. 

Home tours, especially recently remodeled home tours, are a great place to seek inspiration for your own home update. These tours feature the best-of-the-best local builders and designers and showcase innovations and trends that are currently popular. It’s a quick and easy way to “shop” for a firm that may be best suited for your project. Finding a remodeler whose process you feel comfortable with is key!

And, goodness, they’re fun. Who doesn’t like to take a peek at how other people live and take stock of their priorities and preferences?

Bailey’s entry for the year is a lovely two-story brick home in Old Brownsboro, purchased by the current owners in 2021. It was a first-floor remodel of a 1,100 square foot space, including the kitchen, laundry, mudroom, pantry, sunroom, family room, dining area, and a powder room.The owners asked us to honor the original design of the home, but to update the interior so it felt both timeless and modern.

Here are some highlights from our remodel, but we encourage you to see it in person to admire the details.

The “before” kitchen area was kind of closed off and dated with natural marble countertops that stained easily and required a lot of maintenance. We decided to open up the space more and warm it up by replacing the white cabinets with stained wood ones. The original kitchen had a peninsula that crowded the dining area, so we changed it out for a large quartzite island perfect for everyday meals and prep and great for entertaining. The family loves to host, and this massive kitchen island is the perfect gathering spot. We also added a full-height quartz backsplash with a wall ledge. 

The home was in desperate need of more easily utilized pantry space and other functional spaces. So we seized upon the idea of turning a little-used formal dining room into spaces that the family would engage with every day. 

Our team collaborated with the homeowners to create a walk-in pantry with apothecary-style shelving and vintage-feeling floral wallpaper in the space that the under-utilized dining room once occupied. The rest of the dining room’s old footprint became a new mudroom and laundry room, which quickly became some of the most trafficked rooms in the house.

The home had a sunroom, with dazzling views of the yard. But the problem was that the room had issues with temperature control. It was too hot in the summers and too cold in the winters, and the family was just not getting enough enjoyment from this special room. So Bailey undertook a massive renovation of the space so they could enjoy it year-round.

We replaced the windows and doors with energy efficient products. We installed a mini-HVAC unit to help maintain the sunroom’s temperature.

Along the way, we uncovered some structural issues with the sunroom. We had to re-frame it. But it barely affected the cost or the timeline of the project and the team worked hard to keep it on track. 

Now, the sunroom is one of their favorite rooms in the house!

Our designers also relocated the powder room to be closer to the door to the outdoor pool area. This in-ground pool is a centerpiece of the family’s Louisville summers and a place where they entertain guests on a regular basis. Now that the powder room is closer to the entryway, they don’t have to worry about wet toes and dripping bathing suits on their hardwood floors and carpets. 

The Bailey team loved working with this family on this house. The brass fixtures! The arched doors! The relocated bar area! And we’re so proud that the public has a chance to view it in August. And we’re also proud to debut this home alongside illustrious local builders and designers who belong to the Building Industry Association of Louisville.
